When you work with a Buyer’s Agent (also known as a Buyer’s Representative), you are hiring a trusted professional to be fully in your corner - someone whose fiduciary duty is to you, and whose sole purpose is to advocate for your best interests throughout the entire home buying process. A skilled Buyer’s Agent knows how to navigate the system, write a strong offer, negotiate effectively, and ensure you don’t leave money (or protection) on the table. From helping you evaluate value beyond just list price, to identifying contract deadlines that preserve your right to terminate if the home isn’t quite right, our role is to guide you with strategy and clarity at every step.
And yes, this service has real value. Historically in Colorado, buyer representation has been compensated through commissions ranging, on average, between 2.5–2.8% of the purchase price, with those fees most often paid by the Seller as part of the transaction. It's important to note though that:
1) Rates have always had a wide margin of variance based on the particular sale and negotiated terms, and
2) Compensation in Colorado has always been, and continues to be, completely negotiable!
Prior to the NAR settlement, in Colorado, our MLS allowed us to publicly advertise compensation (previously known as commissions) which were being offered on each listing. This was a clear, open, and honest practice which protected the consumers (you, the Buyer) with up-front, public disclosure of costs which the Seller was willing to cover. This also allowed Appraisers to quickly determine if there were concessions applicable beyond just the "closed price"...many Sellers end up offering concessions for repairs, rate buy-downs, or agent fees, which factor into the net value of the home sale.
While our terminology and ability to publicly disclose these concessions and structures have evolved post-2024, what hasn’t changed is our commitment to upfront, transparent pricing.
At One Nest Realty, we believe in "fee for service" and will always lay out your options clearly before we begin. We offer several pricing models to suit different needs: flat fee, retainer-based service, or the classic percentage-upon-sale model.
Most of our clients still opt for the latter, a percentage-upon-sale model, where your agent only earns a fee if and when you successfully purchase a home. And in the vast majority of our transactions, we are still negotiating for the Seller to pay that fee as part of your purchase agreement.
So while buyer-broker services may no longer be guaranteed “free,” we work hard to make them feel that way—through smart strategy, honest communication, and results that speak for themselves.

Commissions are, most often than not, set prior to a property going live on the market. Whether you work with the listing agent or your own Buyers Agent to purchase the home, the homeowners/sellers will likely still be obligated to pay whatever the negotiated commissions were in their listing agreement.It's also important to understand that the listing agent typically has a client agreement with the homeowner, which means they have been privy to confidential information and are legally bound to serve their client's (the homeowners) best interest. If you choose to work directly with the listing agent to purchase the home, you should make sure to read the Definitions of Working Relationships required disclosure very carefully, fully understand their roll in the transaction, and be careful not to disclose any confidential information that could effect negotiations or the purchase of the home.
In a legal transaction with as many moving parts and long term consequences as a home purchase, it's important to have dedicated representation who is legally bound to serve only your best interest in the deal...that is what a Buyer's Agent (also known as a Buyer's Broker) does for you.
Beyond the fun of looking at houses, a Buyer's Agent has a deeper responsibility to their client to serve their needs above all else throughout the transaction and make sure they are protected and represented. You have someone in your court who knows not only what you really want in a home and can work with you to make it happen, but who will look out for you, go to bat for you, catch things that could impact your purchase, and make sure you are protected.
